Does My Commercial Property Need An EPC?
Commercial Property Law Posted 21 October 2024If you are selling, renting or building a commercial property, you will need a commercial EPC. This is an Energy Performance Certificate. The EPC rates how energy efficient your building is. It will be graded from A to G with A being the most efficient grade. In thus blog post we look at why, and if, your commercial property needs an EPC for it to be sold.
There are a few exemptions to EPC requirements for a commercial property. This might mean your commercial property doesn’t need an EPC for it to be sold. For example, if your commercial property is a temporary building with a planned use of 2 or less years. You will also not need an EPC for your commercial property if it is due to be demolished. If your commercial building is a place of worship, and EPC will not be needed.
Commercial properties that are stand-alone building with 50 square metres or less of useful floor space will not require an Energy Performance Certificate either. This is the same for commercial properties that are industrial sites, workshops or non-residential agricultural buildings that have low demands for energy.
If a building is used for less than a third of the year (less than 4 months) then an EPC is not required. This is the same for listed buildings where energy efficient measures wouldn’t be acceptable to the character or appearance of the property. Properties within conservation areas fall under the same category and therefore an EPC wouldn’t be required.
There are also certain types of buildings that do not require an EPC when they are constructed. These include properties such as workshops or non-residential agricultural buildings. It also includes some temporary buildings.
