Planning to sell your home? It’s a good idea to contact our conveyancing solicitors before you accept any offers on your home. We would recommend that you speak to a conveyancer in Peterborough at the same time as you speak to your estate agent. This way you will have everything ready to go to make the process as smooth running as possible.

There is so much involved in the conveyancing process when selling your home in Peterborough. This is why we recommend speaking to a local conveyancer as soon as possible. In this blog post our conveyancing experts have put together your guide to the conveyancing process when selling your home, so you have an idea of what to expect.

The first thing to expect from your conveyancer are several detailed questionnaires about your property. This will cover things like what is included in the sale, information about the deeds and more.

It’s a good idea to have some documents and paperwork ready for your conveyancer ready as this will help to speed up the process when selling your home. For example, have a proof of identity for the people selling the property to hand. We will also need to see your property title deeds and energy performance certificates too. A list of the fittings and contents of the property will be required too. Our conveyancing solicitors will also need any building regulations certificates as well as any warranties and guarantees.

Once your conveyancer has these details they can draft a contract for your property. This contract will be sent to the buyer and their solicitor for review and approval. It is likely that this contract will answer all questions the buyer and their solicitor have. However, your conveyancing solicitor will also manage any further questions or communication from the buyer.

Before the contracts can be exchanged you will need to pay off your mortgage, if you have one. To do this, you will need to contact your mortgage company and ask for the redemption figure. This is the amount due to them upon completion of the sale of your house.

When the completion date has been set and the contracts have been exchanges, you are in a legally binding agreement to sell your property. At this point your conveyancer will send you the property transfer deed to sign. You can expect to receive the buyers deposit shortly after this time.

It is important to remember that while you will still legally own the property until completion day, you can begin moving out before this time. This will help to avoid last-minute stress, panic and rushing. On the completion day you will hand over your keys and the property will no longer belong to you. You will receive the outstanding balance of the property and where applicable, pay off the remaining mortgage.
